Here, you have nearly 96 m², on the 7th floor with elevator access, with an unobstructed view, a balcony of approximately 13 m², a loggia, and a private parking space. The northwest exposure brings sunlight from 2 PM onwards and offers beautiful sunsets. The kind of detail that easily transforms a coffee on the balcony into an aperitif. This space already has the necessary dimensions and can easily be closed off. 3-bedroom with office today, family 4-bedroom tomorrow: it's the apartment that adapts to your life, not the other way around. A central dressing area efficiently organizes circulation toward the bedrooms, bathroom, and toilet. A small domestic roundabout—probably the only one you'll navigate without complaining. You'll also enjoy two bathrooms: a large bathroom with bathtub and double sink, plus a second bathroom with shower. Everyone gets their own sink, everyone gets their dignity. Add reversible air conditioning in one of the bedrooms, double glazing, fiber internet, and numerous storage spaces. And the maintenance fees? They're approximately 275 € per month, but include cold water, hot water, heating, caretaker, cleaning, maintenance of common areas, green spaces and grounds, elevator, building association contracts, and reserve fund. In short, only private electricity remains to be added. The accounts even show that the provisions paid exceeded actual expenses in the last two fiscal years, with a refund in favor of owners. There you have it—the calculator can go back in the drawer. The residence is gated, well-maintained, and monitored by a caretaker. It benefits from beautiful green spaces, and the elevator in tower 24 was recently completely replaced. Heating and hot water are provided by Montpellier's district heating network, powered primarily by biomass. And the real added value is also the neighbors: we know each other, we help one another, and we happily share an aperitif. Being able to count on someone to pick up a package or share some peanuts is rather pleasant. On a daily basis, everything is nearby: tram line 2, shops, schools, services, healthcare professionals, Montcalm park, and sports facilities. Let's be clear: if you're looking for a brand-new residence with a white lobby, three identical plants, and an apartment where you have to choose between a wardrobe and a bed, move on. But if you're looking for space, an unobstructed view, three possible bedrooms, two bathrooms, a balcony, storage, parking, and a genuine neighborhood life, this apartment is well worth looking past its construction year. It doesn't try to pass itself off as a new home. It simply reminds us that in the past, when a family apartment was built, they actually planned for the space to accommodate a family.
