it decided to think big. With its 47.32 m² of living space, it offers truly spacious volumes, starting with a proper entrance with storage that leads to a living area of over 21 m². And then this kitchen... Large, modern, fitted and equipped, with oven, hob, extractor hood and plenty of storage: it clearly wasn't placed there just for show. On the bedroom side, same story: here, there's no bedroom where you have to hold your breath to squeeze past the bed. 15.76 m², with THE dressing room. For a T2, it's almost indecent. The bathroom is equally particularly comfortable, with a large shower, vanity unit, heated towel rail and WC. And then there's THE loggia. 14.57 m². Not a balcony where you barely manage to fit two chairs and a pot of basil. A real large loggia, covered, sheltered and easily convertible into genuine additional living space: outdoor lounge, large dining area, relaxation corner, plants, aperitifs… make it your own. It also enjoys a direct view over the communal green spaces. Not overlooking a car park. Not overlooking rows of cars. Green, trees, vegetation. And since we're talking about the outside… Yes, the apartment is on the ground floor. There. It's said. That way, no need for me to hear the famous comment during the viewing: "Ah yeah… but it's a ground floor!" Yes. It's even written in the listing haha. And since I also know what the more observant will spot in the photos: yes, a small children's play area is located near the loggia. So I might as well be frank about it. It's mainly for young children and remains very rarely used. Its peak hours are roughly between 4:30 pm and 6 pm, at school pick-up time. And even then! Because it's completely open-air. When it rains: nobody. When it's cold: not many people. And when it's 36°C in Fabrègues and the slide turns into a panini press, oddly enough, nobody suggests their child go get their legs cooked there. In short: it exists, I'm not hiding it from you, but we're very far from a Disneyland set up under your loggia. And let's avoid jumping to conclusions: no, nobody is going to spend their days watching you have breakfast. The layout of the space, the green areas and the very occasional use of the play area are far removed from the catastrophe scenario you might imagine before even discovering the apartment. Especially since on the security front, the Casamance residence takes the matter very seriously. Gated residence, secure access, keypad entry, intercom, but also video surveillance in the common outdoor and indoor areas and in the car parks. A camera also covers the surroundings near this loggia. In other words, for a ground floor apartment, it's hard to be much more secure. You therefore enjoy the pleasant and practical side of ground floor living, without feeling isolated or exposed. For the rest: air conditioning, fibre, lift, PMR accessibility, individual heating, no works required. A private parking space also completes the property. And for daily life, Fabrègues town centre, the town hall and shops are all within walking distance, as are the schools. A spacious recent T2, an XXL bedroom, a proper kitchen, nearly 15 m² of outdoor space, greenery, air conditioning, a particularly secure residence and no works required. It's ultimately missing just one thing: someone who will have read the listing all the way through before coming to view it. 😏
